Cash Out WITHOUT Touching YOUR 1st Mortgage
Looking to Consolidate Debt and do some Home Improvement? Got a “COVID Mortgage Rate”? Don’t Touch It!!!

Say you bought or refinanced during the COVID-era rate environment and you’re sitting on a 2%–3.75% first mortgage rate.
That mortgage is an asset today. You probably don’t want to refinance the entire loan just because you need access to cash.
But life keeps happening.
Maybe your credit card balances are higher than you’d like. The bathroom desperately needs to be remodeled. You have a big expense coming up. Or maybe you simply want access to some of the equity you’ve built in your home.
You may have options that allow you to access your equity WITHOUT changing your existing first mortgage.
Option 1: HELOC — Home Equity Line of Credit
A HELOC works somewhat like a credit card secured by the equity in your home.
You’re approved for a credit line, and you can draw from it as needed. Depending on the program, you generally pay interest based on the amount you actually use.
This can make a HELOC a good fit when you want flexibility.
For example, you might use part of the line to pay off higher-interest credit cards, then draw additional funds later as your bathroom remodel progresses.
Your original first mortgage stays in place.
Option 2: HELOAN — Home Equity Loan
A HELOAN, or home equity loan, is different.
Instead of establishing a revolving line of credit, you borrow a specific lump sum against your equity.
This can make sense when you already know approximately how much money you need—for example, $75,000 to consolidate debt and complete a renovation.
Depending on the program, a home equity loan may also offer a fixed rate and predictable monthly payment.
And again, your existing first mortgage stays untouched.
Why This Matters
Imagine you owe $450,000 on a mortgage at 2.875%.
You need $100,000.
A traditional cash-out refinance could mean replacing that entire $450,000 low-rate mortgage with a new $550,000 mortgage at today's market rate.
That may not make financial sense.
With a HELOC or HELOAN, we can instead look at keeping that 2.875% first mortgage exactly where it is and financing only the additional amount you need with a second mortgage.
Keep the low rate. Access the equity. Solve the problem.

The better question is:
